Baby's Heavenly Gaits Is A Horse Lovers Dream !!

Baby's Heavenly Gaits is a horse persons dream farm. We have over 75 acres, 40% woods, 4- 5 paddocks, 3 with automatic heated waters, 15 box stalls with a 40 x 60 inside riding arena. Hay storage over all the stalls, a 10x20 office tack room, insulated, sink, hot water tank & ceiling fan, 10x10 grain closet, an inside shower rack and also a hitching post area for the farrier with cement floor with pads. Every stall has a light and receptacles, 2 stalls are stallion/ foaling stalls 10x20 with doors to the outside, security lights on each side of the barn.

We also have a large round machinery or hay storage building, a well house, dog kennel with 5 runs and insulated dog boxes.

A garage/barn with room for 2 cars, it has 3 tie stalls and a 20x20 stallion/foaling stall with lights, and stairs to a loft, that could be used for storage or for storing hay.

Our beautiful large farm house has over 4,160 sq feet w/4 bedrooms and the master has a bath off it and it is on the first floor. A large living room with all oak trim, oak trimmed wood burning fire place with a ceramic tiled hearth, big bay window and a half circle window, solid oak built in display/bookshelves, solid wood French door going into the living room, and an entire mural done on one wall with a flower garden scene.

The large kitchen has a lot of cherry cabinets with a pantry, ceramic tile, new countertops, appliances, and window.

The nice size laundry room has a new vinyl tile floor. TV room with door to the outside and a doggie door, and off that a ¾ bathroom with new ceramic tile floor, beautiful dining room with large bay window and built in cabinets and a chandelier.

The beautiful entry way has a ceramic tile floor and chandelier. The office has built in book shelves and a door that goes out to the front of the home with beautiful views of the horses.

Oak staircase to the up stairs, where there are 3 bedrooms, 1 ½ baths and a storage attic.

Nice vinyl railed porch that leads out to a heated and lighted in ground pool, 18x42 with a 90 degree angle, that end is 24’ wide, it goes, 3’, 4’ -8’ deep, also has a slide and diving board.

All of this sits up a ½ mile drive far off the road. Very, very private on all sides, plus the bus picks the children right up at the end of the driveway for school.

WE HAVE NOT FORGOTTEN THE HUNTERS! We have GREAT HUNTING HERE, with deer, turkeys, quail & rabbits right on our land!!

WE ARE ONLY ½ HOUR DRIVE FROM MEADVILLE, Pa. , Franklin, Pa. and Oil City, Pa. and just a little over 1 hour drive from Erie, Pa and 2 hours from Pittsburgh, Pa.

We also have a small hopper airport just ¼ mile from here and USA Air is just 35 minutes drive from here; it is just outside Franklin, Pa.
